A Master-Planned Community
Credit River Territory
#136 A. Maas Construction, Inc.
#137 Laurent Builders, Inc.
#138 Lennar
#139 Wooddale Builders, Inc.

“Minnesotans have not seen anything like the master-planned Credit River Territory,” Paul Heuer, Vice President of Development for Laurent Development Company LLC says. Residents of the 700-acre community near Lakeville, three miles from I-35, are already enjoying resort-like amenities — a resident-owned lodge, swimming pool, water court, playground and miles of trails. Canoeing on Goose Lake plus tennis, volleyball, and basketball courts will provide plenty of opportunity for exercise and enjoyment.

You might think you’re in a national park when you see the lodge with its wood beams and stone. The fireplace inside is a natural gathering spot for friends and family. “Attention to detail has gone into everything,” Heuer states. The lodge is available for resident to use without having to be rented. Children leave bag lunches in the refrigerator, go out for a swim, pick up their lunch and have a picnic. In the winter, an ice skating rink, fire pit, and sledding hill invite activity. Residents choose from homes built by six top area builders: Laurent Builders, Inc.; Lecy Brothers Homes; Lundgren; A. Maas Construction, Inc.; Rock Creek Designers & Builders LLC; and Wooddale Builders, Inc. These extraordinary homes start in the $700,000s. 276 luxury single-family homes are planned, leaving more than 350 acres of open space, wetlands, trails, and parks. A signature covered bridge has already become a favorite photo backdrop for prom goers.

In their book, Best Places to Raise a Family, authors Bert Sperling and Peter Sander selected Lakeville as fourth of the top 100 affordable cities in the nation because of its standard of living, education, health and safety, and lifestyle. Teen residents going to public schools will attend the new state-of-the- arts Lakeville South High School.

Even though residents enjoy the private country setting, nearby major shopping centers include the Mall of America and the Burnsville Center, as well as a Super Target and Byerly’s. The Minneapolis/St. Paul International Airport is just twenty minutes away. Both Lakeville and Prior Lake provide a choice of amenities—shopping, restaurants, Fairview Ridges Hospital and several clinics, places of worship, banks, and recreation. Among Lakeville’s offerings are The Chart House Restaurant and The Legends. Prior Lake has O’Malley’s On Main and Pomodora Italian Café, Inc. Emergency services are provided by Scott County and Prior Lake.

Credit River Territory offers a natural setting close to conveniences.

Near Everything—Far From Ordinary
Madison Lofts
#277 Lupe Development Partners

“Near Everything” stands for the convenience of living in Northeast Minneapolis. It’s a witty play on initials—the first letters of “Near Everything” echo NE. Madison Lofts, in the Logan Park neighborhood, lies between University and Central Avenues, making it only ten minutes from downtown—no freeway traffic or metered ramps. Or, leave the car in the underground parking and take the bus.

Northeast is filled with amenities, such as a revitalized Central Avenue shopping district and the Quarry shopping center. Restaurants include Jax Café, Emily’s Delicatessen, Erte, and Nye’s Polonaise Restaurant. Besides diverse eating opportunities, ethnic festivals have a place in Northeast celebrations.

The arts community has also moved Northeast, many artists not only displaying their work in galleries, but living there. NEMAA, the Northeast Minneapolis Arts Association, sponsors events such as Arts-A-Whirl and First Thursdays, an evening to tour open studios.

“Northeast is like Uptown was fifteen years ago with an explosion of artistic talent and invigorating lifestyle opportunities,” Brian Flakne, Project Manager for Madison Lofts, says.

At the time of the turn of the past century—from the 1800 to the 1900’s—the Minneapolis City fathers allowed industrial areas in the Northeast to be right up next to residential neighborhoods with no buffer zone. This makes the Madison Lofts unique. A true “New York” style loft, carved out of a 1924 brick and concrete warehouse, but next to a leafy, tree-lined street. “Madison Lofts are part of the fabric of a residential neighborhood,” Flakne says.

The lofts feature towering ceilings, exposed brick, and oversized windows. Architecture, combining brick, stone, steel and glass exterior, celebrates the neighborhood’s eclectic nature. The building is old, the amenities such as granite countertops, community room, exercise room, and high tech wiring are new.

Madison Lofts contains 47 units with a wide variety of floor plans. One and two bedroom lofts are priced from the low $200,000s. Five townhomes, each with its own access, begin at $285,000. The penthouses with uninterrupted views of the downtown skyline start at $376,000, making them the most affordable penthouses around. Madison Lofts are “Near Everything and Far From Ordinary.”

All homes will be built buy Hendel Homes.

“We pay a lot of attention to detail,” Hendel says. “For instance, we want the inside to echo the outside. If there is iron outside, we’ll perhaps have an iron railing inside. If rustic wood is used outside, we bring it in with timber. If limestone is used outside, a carved limestone fireplace might be inside.”

Building a custom house in Executive Woods allows you the privilege of creating the home of your dreams on a nearly half-acre lot with the added value of the creative input of Hendel staff. Your needs, desires, tastes in style will be part of all design and construction phases. Homes are expected to cost from the $900,000s to 1.7 million.

Carefree Living in Single-Story homes
The Villas at River’s Edge
#543 Medici Development, LLC

Rogers, an expanding exurb, is quickly becoming a shopping hub. Cabela’s has recently opened. Lowes and Cub Foods are being built. A multiplex theatre is being planned. All this and more makes The Villas at River’s Edge, at the crossroads of I-94 and 101, a good place to live. A trip to the larger Maple Grove shopping area or the Albertville Premium Outlets is easy. Plus, you’ll have a head start on a weekend jaunt north.

The Villas lie between two Park Reserves, Crow-Hassen on the Crow River and Elm Creek near the Mississippi, both part of the Three Rivers Park District. Hiking, biking, picnics, and nature displays and activities are readily available. Many golf clubs dot the Rogers, Dayton, and St. Michael’s area. Pheasant Run, Fox Hollow, Cedar Creek, and Riverwood National are all near by. Being in Hennepin County means the Rogers library has easy access to the whole library system.

The architecture of the 116 family homes of Victor Gardens honors historical elements in design. You’ll find Colonial, Victorian, Italiante, Craftsman, Farm House, and Early Prairie. Attention to details, color, and texture create homes where all four sides are important, not just the front. Recessed and rear-loaded garages (from an alley), along with front porches contribute to making the front of the house an especially welcoming place.

Drivers slow down on the narrower, winding tree-lined streets, making them safer for children to cross. Trails and paths, roads and sidewalks link together, connecting the natural creek and wetlands to a variety of created parks with a band shell, a gazebo, a little league practice field, or the community swimming pool.

The sense of community is enhanced through organized events, sports teams, clubs and groups that serve a variety of interests and stages of life. Swimming lessons, craft classes, and babysitting co-ops all can be connecting points to neighbors. A monthly events calendar keeps residents informed about what’s happening.

Though the neighborhood creates a feeling of yesteryear with streets, parks, trees, sidewalks, and traditional home styles, everything is up to date. Lightblasts™ visionary optic infrastructure provides digital telephone, television, video, and Internet, and business services.

Prices of single family homes by Pratt Homes and Welle & Hove Traditional Homes begin in the $400,000s. Two-story town homes by David Bernard Builders & Developers start in the $180,000s. Contractor Property Developers Company and Pratt Homes have gained recognition as “town builders.” Victor Gardens accomplishes that task.

Far From Ordinary—Close to Everything Else
Estates of Diamond Bluff
#1209 & #1210 Johnson-Reiland Construction, Inc.

Located on a 300-foot-high bluff overlooking the Mississippi River near Prescott, Wisconsin, the Estates of Diamond Bluff offers stunning scenery—views of both the Mississippi and the St. Croix Rivers and spectacular sunsets. The Estates are “far from ordinary,” consisting of 1,000 acres of river bluff, hardwood forest and prairie. 164 acres will remain undeveloped to preserve its natural beauty.

Recreation opportunities abound in this natural setting. Hike more than five miles of nature trails. Fly fish for brown trout in Big River, a class 1 trout stream entering the Mississippi on the northern edge of the Estates. Bike the paved roads. Watch birds along the 1.5 miles of Mississippi shoreline, which includes a sandy beach. Or listen to songbirds from your own porch. Kayak or canoe in the river and explore. A marina is pending approval so that your fishing, speed boat, or pontoon will be convenient.

Surprisingly, this unusual natural area is “close to everything else.” Drive only 35 minutes to the Minneapolis/St. Paul airport or the Mall of America. Prescott is ten minutes away, while Cottage Grove, Hastings and Redwing are a fifteen-minute drive. Troy Bryne Golf Course is just down the road. Both downtown Minneapolis and St. Paul are accessible.

Choices of lot sites vary from prairie views, wooded lots, river valley views and river bluff views. They may be bought as lot only or lot with home. Lot sites vary from 1.6 acres to over 10. Underground utilities and high-speed internet access keep the views beautiful and you up to date. “The acreage is a bargain,” according to Paul Reiland, broker for Reiland Realty. The price range on lots is from $69,000 to $399,000. Finished costs with homes will be in the $399,000 to over one million range. Buyers may choose any quality builder.
