Project: Reclaiming under-utilized porch space for a kitchen and entertaining area that fits the home
The Challenge The goal of this project was to significantly increase the footprint of the kitchen, powder room and added pantry area by reclaiming an underutilized porch area. By converting the existing porch which was over a crawl space foundation into a fully conditioned living area, we were able to expand the kitchen, add a pantry for storage, add a seating area for entertaining and relocate a once small and awkward powder room into a new central area to the main floor. These changes created a more expansive and functional layout that feels like a natural part of the original architecture and is more proportionate to the rest of the home.
Project Highlights:
• Smart Storage: Conversion of original powder room into a dedicated pantry and coat closet.
• Premium Materials: Soapstone countertops, hand made tiles, a variety of metal finishes and oak hardwood flooring.
• Windows & Exterior: New Pella windows and LP siding to compliment the existing home.

The Transformation
This remodel required some structural work to achieve an open-concept feel. We removed an old exterior wall between the old kitchen and porch area and installed a flush beam to create a seamless transition between the old and new spaces. To ensure a cohesive look the ceilings were framed to a uniform height to erase the visual boundaries of the addition. Inside, the floor plan was entirely reimagined. The original powder room was converted into a much-needed coat closet and walk-in pantry, while a new powder room was relocated for better accessibility to the rest of the main floor. The abundance of new windows in the space still channels the sunlight and backyard view the porch once had, and symmetry in the kitchen by windows flanked on each side of the range bring in more natural light to the space. High quality Pella windows and exterior details match the original parts of the home and new LP siding creates a long lasting, complimentary traditional feel to the rest of the stucco façade.
The Finishes
The design aesthetic balances durability with timeless style. The kitchen features custom cabinetry topped with stunning soapstone countertops. New hardwood flooring was installed throughout to tie the spaces together, complemented by a tile backsplash with a handmade accent over the range. A variety of finishes on light fixtures and hardware creates a lived-in, warm feeling in the space.
To maximize the kitchen, pantry, and powder room, we reclaimed an under-utilized porch over a crawl space, converting it into a conditioned living area. This expansion added storage and a new entertaining space while relocating the powder room for better flow. The result is a functional, expansive layout that feels original to the architecture and is perfectly proportionate to the home.

The family’s remodeling journey began in 2020. The initial project addressed the home’s most significant shortcomings – a closed-off main level, outdated finishes and an inefficient kitchen that lacked custom storage, time-saving appliances and a large, welcoming center island. Deep green wainscoting on the bedroom walls creates an elegant and refined, yet comfortable, space.
The bathroom features a glass-enclosed walk-in shower and a custom dual-sink vanity with warm brass accents. An airy window brings in natural light, while muted green trim and molding echo the bedroom walls, visually connecting the two spaces. Also located on the upper level is a quiet, private home office, ideal for working from home. The new mud room addition at the back of the home is an especially valuable feature for a busy family. Finished with warm wood tones and moss-colored vertical paneling, the mud room balances function and durability with warmth and style.
